Managing a commercial property can bring great rewards, and also – unfortunately – disputes between landlords and tenants. Richard has years of experience supporting professional managing agents and landlords in particular who find themselves facing property disputes and litigation. His specialist legal expertise covers lease renewals (both opposed and unopposed), dilapidations, forfeiture and relief from forfeiture claims, service charge disputes and right to manage claims.
Richard has significant experience of acting for landlords involved in purpose-built student accommodation developments, and detailed knowledge and experience of service charge disputes and forfeiture-related work.
His clients are largely based in Liverpool, Cheshire and Shropshire with others situated nationally and overseas, managing extensive property portfolios and investments. When this level of complexity is involved, Richard works closely with other legal experts within HM3 ensuring greater efficiency when matters are fully managed in-house – removing the need to engage multiple parties, duplicating time and effort (and legal costs!)

Recent property litigation successes
Richard successfully acted for a landlord in a multi-million pound High Court appeal relating to whether the repairing covenants of numerous long leaseholders had been engaged in connection with issues arising from deteriorating windows. Richard’s more recent successes include securing highly favourable results for clients in various relief from forfeiture claims.
